- Unit 1 containing
10,967 deeded acres including about 300 acres of river frontage with
¾ths mile of the North Fork of the John Day River frontage.
A. 10,667
acres rangeland with growing timber plus 560 acres of BLM land. $2,400,000
or $225 per acre
B. Merchantable pulp timber 10,677 acres x $75 per acre stumpage value
= $800,000.
C. 300 acres water frontage (with ¾ mile John Day River front) 300 acres
x $2,500 / acre = $750,000.
1. Total price TLC Wildlife unit $3,950,000 or ONLY $360 per deeded
acre. Terms: 50% cash down and balance at reasonable terms
with qualified buyer or owners may possibly trade for free and clear
property.
2. Unit
2 consisting of 1,966 acres (including merchantable pulp timber) $360
/ acre = $707,000 - Terms Cash only.
3. Unit
3 (owned by High Lonesome Land & Wildlife) approximately 7,382 acres including
buildings and growing timber plus about 800 acres of BLM grazing permit.
$2,657,000 cash or cash & terms.
4. Unit
4 consisting of 80 acre hunting camp bisected longitudinally by the John
Day River owned jointly by the TLC and High Lonesome Companies. $395,000
Cash or Trade.

OWNER
MOTIVATION:
These are various reasons due to the various ownership in different parts
of the original ranch.
TLC Wildlife
Ranches, Moore Holdings Inc. own Inc. (which owns Unit 1 and part of 4)
who also owns a meat packing company in Denver. The reason that these
units are on the market is that they would like to move their equity back
to Colorado and continue to grow their meat business.
The owners
of Unit 2 need to split up a partnership.
All of
the various units of the JV Ranch can be acquired separately or the owners
may cooperate in one bulk sale of the Ranch.
OTHER
FACTORS:
Currently, this is a possibility for a plan where various Government agencies
will be involved in a large timber sale and land acquisition in 2000 or
2001. There is a possibility that the owners of the JV can participate
in a cash sale or in an exchange for merchantable timber plus cash, if
they so desire. One of the reasons that the Government is interested in
the acquisition of the JV Ranch is that there are five creeks that are
tributaries of the North Fork of the John Day River. These tributaries
are spawning grounds for Steelhead, which come up the Columbia River to
the John Day River. The Marine Fisheries Organization feels that land
adjacent to these spawning creeks should be under Government management.
If this larger transaction is put together, the owners of the JV Ranch
have the option of selling the ranch to some agency of the Federal Government.
However, we wish to emphasize this is voluntary and the lands involved
are not a part of condemnation procedures.
