I.Commercial Lodge, Marina and Development Land

  1. Mountain Man Lodge -

Consisting of 110 acres with 55 acres of land that is zoned commercial. These 55 acres consists of the ONLY commercially zoned land on the entire Reservoir.

This property is one of Idaho's most unique family vacation resorts. The Mountain Man Lodge is constructed from hand-peeled lodge pole pine logs and was built in 1980. The building contains approximately 6,700 sq ft and features a small conference facility, a dining room, a game room, seven baths, and eleven bedrooms, with 23 beds. The food preparation area consists of a commercial kitchen, two pantries, and a walk-in cooler-freezer. The lodge features the theme of the early day mountain men who trapped and explored the west. Furnishings include furniture, beds, antiques, a collection of mountain man art, and books. The Lodge is ideal for a private or corporate retreat and has been used as a private home as well.

The commercial recreation season is usually April 1st through September 15th for family vacations, boaters, fishermen, weddings, and business meetings. The fall season adds upland bird hunting (considered some of the best chukker hunting in the world), as well as elk, deer, and some bear hunting. The season normally slows down around Thanksgiving, but the lodge has often remained open during the winter for late chukker hunters, fishermen, snowmobilers, and cross-country skiers. The Lodge and Marine were operated as a commercial business for most of the 90's. The best year the lodge and marina had was a combined gross sales of approximately $300,000 and broke even on a profit and loss basis. The lodge and marina business was shut down at the end of 1997 as the manger and family member moved to Colorado to be involved in another family business. The Lodge is now used only for corporate, family and private retreats.

The 110 acres currently has about 70 acres in irrigated alfalfa hay ground, a camping area with a teepee campground, and a kennel. Part of this area is licensed as a year-round game preserve where year-round bird hunting and sporting clay shooting can be featured. Future development could include an airstrip, enlarged equestrian facilities, tennis courts, additional deluxe log cabins, a wedding chapel, and residential waterfront lot sales or membership sales.

B.Mountain Man Marina -

This is the only marina and commercial business on the 57 mile long Brownlee Reservoir. The boat rental fleet consisted of five houseboats from 31' to 62' in length and 20''to 31' pontoon boats. The boat rental operation often grossed over $4,000 per week. The houseboats were all custom built to our specifications by MYacht, who is now the world's largest mid-size houseboat builder. The boats are powered by Honda fouroke outboards. Mountain Man Marina was an authorized Honda dealer. The marina was in its infancy and offers opportunity to grow with additional boats, more slips, a marina store with convenience foods, and boat and engine sales. The boats have all been sold off at this time.

The dock system consists of a custom star shaped marina that could hold as many as 40 boats at one time. The docks were custom built for this marina and are constructed of an aluminum pontoon system. The Reservoir has had as many as a reported 400,000 angler visits in a year. The approvals for the marina had to go through nine government agencies.

C.Deeded Waterfront Development - 1,290 acres

The entire ranch lands extend for approximately 16 miles on the Brownlee Reservoir. There are about four additional waterfront areas that can be developed. These parcels consist of approximately 1,290 acres. In the 1970's and early 1980's, the owners subdivided forty-seven, 110-foot wide parcels, which sold from $90 to $500 per front foot with an average of $300 per front foot. In this subdivision, the lots were approximately 10 acres each. The lots have all been sold out over the years. The remaining 1,290 acres consists of the only accessible, deeded waterfront parcels available on the Idaho side of the Brownlee Reservoir. These sites could include another commercial marina or residential sites. The Oregon side of the Brownlee has several undeveloped parcels, but zoning and building requirements in Oregon prohibit any economical development. Recreational Business Activities

The income potential for recreation is still virtually untapped, as it can be better developed into a destination resort. There is perhaps no other operation in North America that can offer the variety of recreation found here.
